| CHAPTER 214: ZONING CODE PB Professional Business District. § 214.080 Use and bulk regulations § 214.081 Purpose § 214.082 Permitted uses § 214.083 Use Variances § 214.084 Prohibited uses § 214.085 Property Development Standards § 214.080 USE AND BULK REGULATIONS. Use and bulk regulations applying specifically to Professional Business districts are set forth in this subchapter. Also applying to Professional Business districts are additional regulations set forth in other subchapters and sections of this chapter as follows:
§ 214.081 PURPOSE. The purpose of this subchapter is to establish a district designed and intended to accommodate uses such as offices for professional and personal services which can provide a transition area between residential uses and the more intense uses found in business districts, major thoroughfares and railroads. § 214.082 PERMITTED USES. The following listed uses and no others are permitted uses in a PB district: (A) Banks, credit unions, savings and loan institution and other similar uses. Drive-up teller windows, cash stations and the like are permitted only as an accessory use. (A) Commercial retail establishments. (B) Drive-in establishments. (C) Outdoor storage of goods and materials. (D) Warehousing. (E) Outdoor sales. (A) Maximum floor area ratio. In a PB district, the floor area ratio of all buildings and structures on a zoning lot shall not exceed 1.0. (B) Maximum building coverage. The maximum building coverage in a PB district is thirty-five percent (35%). (C) Minimum front yards. In a PB district, the regulations governing front yards in R-1A and R-1 districts as set forth in section 24-32 shall apply. (D) Minimum side yards. In a PB district, where the district adjoins any district other than residential, the minimum side yard is seven and one half (7.5) feet. Where a business use is separated from an adjoining residential district by a street, the minimum side yard is seven and one half (7.5). Where the two (2) districts adjoin within the same block, the minimum side yard is ten (10)feet. (E) Minimum rear yards. In a PB district, minimum rear yard shall not be less then twenty (20) feet. (F) Maximum height. In a PB district, no building or structure shall exceed a height of thirty (30) feet above grade. |
